Terms and conditions for Palizu Ltd accommodation services

1. Introduction

These Terms and Conditions ("Terms") govern your use of services provided by Palizu Ltd, a company registered in England and Wales. By enquiring about or renting accommodation through us, you agree to be bound by these Terms.

2. Accommodation Services

2.1 Property Standards

All properties offered by Palizu Ltd are:

  • Fully compliant with UK housing regulations and HMO licensing requirements
  • Equipped with current safety certificates (gas, electrical, fire safety)
  • Furnished to a standard suitable for student accommodation
  • Maintained in good repair and condition

2.2 Bills Inclusive

Our rental prices include all essential utilities and services:

  • Gas and electricity for heating, lighting, and appliances
  • Water rates including hot and cold water supply
  • High-speed internet and WiFi throughout the property
  • Council tax (students are exempt when all residents are students)
  • Regular maintenance and emergency repair services

3. Booking and Payments

3.1 Deposit and Advance Rent

In accordance with new 2025 regulations, we require:

  • Maximum of one month's rent in advance
  • Security deposit equivalent to one month's rent
  • All deposits are protected in a government-approved deposit protection scheme

3.2 Payment Terms

  • Rent is payable monthly in advance
  • Payment methods: bank transfer, standing order, or approved payment systems
  • Late payment charges may apply after 7 days of missed payment

4. Tenancy Agreements

All tenancies are subject to written tenancy agreements which will specify:

  • Rental amount and payment schedule
  • Tenancy duration and notice periods
  • Rights and responsibilities of both tenant and landlord
  • Property rules and acceptable use policies
  • Maintenance and repair procedures

5. Tenant Responsibilities

5.1 General Conduct

  • Use the property in a tenant-like manner
  • Keep the property clean and in good condition
  • Report maintenance issues promptly
  • Respect other tenants and neighbours
  • Comply with all property rules and local regulations

5.2 Prohibited Activities

  • Subletting without written permission
  • Smoking inside the property (where prohibited)
  • Causing damage to the property or furnishings
  • Engaging in anti-social behaviour
  • Illegal activities of any kind

6. Maintenance and Repairs

6.1 Landlord Responsibilities

Palizu Ltd will maintain the property in good repair including:

  • Structural repairs and external maintenance
  • Heating, water, and electrical systems
  • Safety equipment and fire protection systems
  • Common areas and shared facilities

6.2 Tenant Reporting

Tenants must report maintenance issues through our tenant portal or contact system. Response times vary based on urgency:

  • Emergency repairs: Immediate response
  • Urgent repairs: 24 hours
  • Routine maintenance: 48 hours

7. Termination and Notice

Under the new Renters' Rights Bill 2025:

  • All tenancies operate on periodic terms
  • Tenants can give one month's notice to terminate
  • Landlords must provide valid grounds for eviction
  • Section 21 "no-fault" evictions are abolished

9. Complaints Procedure

If you have a complaint about our services:

  2. We will acknowledge your complaint within 2 working days
  3. We will investigate and respond within 14 working days
  4. If unsatisfied, you may escalate to relevant ombudsman services

10. Limitation of Liability

Palizu Ltd's liability is limited to the extent permitted by law. We maintain appropriate professional indemnity and property insurance. Our liability for any loss or damage is limited to the amount of rent paid in the preceding 12 months.

11. Changes to Terms

We may update these Terms periodically. Any changes will be communicated to existing tenants with appropriate notice as required by law.
